An SPV (Special Purpose Vehicle) is a separate company created for a specific investment, each unit will be transferred into an individual SPV. Once construction is completed, the apartment is transferred into an SPV. This SPV will issue 240 shares, which are owned 50/50 between the Developer and the Purchaser. As a buyer, you will acquire these shares by making monthly payments over a 10-year period (120 months).
Yes, the rental income from the apartment can be used to cover the monthly payments for the shares. If the apartment is managed by an approved Letting Agent, the Developer guarantees that the cost of purchasing one share will not exceed the monthly rental income.
Yes, after the legal transfer and handover of the apartment, the buyer is free to sell the property at any time. The Developer is only entitled to the outstanding balance owed at the time of sale, and any increase in the property’s value will be retained by the buyer.
The buyer is free to pay off their shares before the 10-year period is over. The Developer is only entitled to the outstanding balance owed at the time of sale, and this can be paid at any time after the legal transfer and handover of the apartment.
There is a minimum amount of shares for each investment. E.g. The minimum investment into the St James project is 13 shares, valued at £26,000 (£2,000 per share).
